# Broker Guide

> Guide for Brokers on BrikSync PropOS. Broker workflows (leads, pipeline, commissions) are available on PRO and BUSINESS plans.

Brokers on BrikSync PropOS manage leads, progress deals through a structured pipeline, and track commission earned from successful transactions. Full broker workflows are available on **PRO and BUSINESS plans**.

  The Broker role must be enabled by an Admin in your organisation. On FREE plans, broker users can
  sign in but broker management features are upgrade-gated.

## Getting Access

Your organisation Admin will:

1. Confirm the organisation's plan:
   * **FREE**: broker users can sign in, but broker management is upgrade-gated.
   * **PRO / BUSINESS**: full broker workflows are enabled.
2. Go to **Settings → Team → Invite Member**.
3. Enter your email and assign you the **Broker** role.
4. You will receive an invitation email to create your account.

Once logged in, you will find your broker tools — Leads, Deals, and Commissions — under the **People** section in the left sidebar.

## Your Broker Dashboard

The broker dashboard gives you an overview of your pipeline and performance:

* **Active leads** — total leads currently in your pipeline.
* **Deals this month** — deals closed or in progress.
* **Commission earned** — total commissions recorded this period.
* **Pipeline value** — estimated value of deals in progress.
* **Recent activity** — latest updates on your leads and deals.

## Managing Leads

Leads represent prospective tenants or buyers who have expressed interest in a property.

### Adding a Lead

1. Go to **People → Leads → Add Lead**.
2. Enter the lead's details:
   * **Name** and **contact information** (email, phone).
   * **Property of interest** — link to a property in your portfolio.
   * **Unit preference** (optional).
   * **Source** — where the lead came from (e.g. portal, referral, walk-in).
   * **Notes** — any additional context.
3. Click **Save Lead**.

### Lead Statuses

| Status            | Meaning                                               |
| ----------------- | ----------------------------------------------------- |
| **New**           | Lead has just been added, not yet contacted.          |
| **Contacted**     | Initial contact has been made.                        |
| **Viewing**       | A property viewing is being arranged or has happened. |
| **Qualified**     | Lead has been assessed and is a viable prospect.      |
| **Closed — Won**  | Lead converted successfully.                          |
| **Closed — Lost** | Lead did not proceed.                                 |

Update lead status from the lead's detail page as the relationship progresses. Once a lead is ready to transact, it progresses through the **deal** stages (such as offer and closing) in the pipeline view.

## Deals Pipeline

The deals pipeline gives you a visual view of all your active leads by stage.

Go to **People → Leads** to see your pipeline. Update each lead's stage as deals progress to keep your forecast accurate.

  Regularly update lead statuses to keep your pipeline accurate. An up-to-date pipeline helps you
  identify which deals need attention and forecast commissions.

## Tracking Commissions

Commission is calculated **automatically** when a deal is created — BrikSync multiplies the deal's value by the broker's commission rate. There is no manual commission-amount entry.

From **People → Commissions** you can view all commissions recorded over a date range, with running totals.

  Commission amounts are derived automatically from the deal value and the broker's commission rate.
  BrikSync PropOS records and tracks commissions but does not process commission payments — these
  are handled through your organisation's payroll or accounting system.

## Properties and Listings

Brokers have read access to all properties in the organisation. You can:

* View property and unit details to discuss with leads.
* Check unit availability before scheduling viewings.
* Link leads to specific units.

You cannot create, edit, or delete properties. Contact an Admin or Property Manager to update property information.

## Tips for Brokers

* Add notes to every lead interaction so you have a full history of conversations.
* Use the **Source** field consistently so your organisation can track which lead channels perform best.
* Close out lost leads promptly — a clean pipeline is easier to manage.
* Review your commissions monthly and raise any discrepancies with your Admin.
