The BrikSync PropOS AI Assistant is designed to help property managers and landlords work faster and smarter — analysing documents, classifying maintenance issues, suggesting rent amounts, and drafting professional communications to save you time on routine tasks.
The AI Assistant is in beta and temporarily unavailable. It is not yet accessible to hosted users while we finalise the underlying models and infrastructure. This page describes what the assistant will do once it launches. Contact us to ask about current availability.
The AI Assistant is included on the trial and every paid plan — what differs is how many calls you get (50 for the whole 14-day trial, 300/month on PRO, 2,000/month on BUSINESS). The capabilities below describe the intended experience.

What the AI Assistant Can Do

Lease Analysis

Reviews a lease already recorded in BrikSync — its dates, rent, deposit and terms — and highlights what is worth your attention, such as an approaching renewal or a term that sits outside the rest of your portfolio. It reads the lease record, not an uploaded file.

Maintenance Classification

The AI automatically classifies incoming maintenance requests by type and suggested priority, helping you triage faster.

Rent Suggestions

Based on your property details and portfolio data, the AI can suggest a rent range for a unit.

Communication Drafting

Draft professional emails, tenant notices, or maintenance responses. Provide the context and the AI generates a draft for you to review and send.

Property Description Generator

Drafts listing copy from your property and unit data. Provide the property details and the AI produces a ready-to-use description. Included on every plan, within your monthly call allowance.

Market Insights

Generates a portfolio summary with occupancy trends and actionable highlights on demand. Results are cached for approximately one hour. Included on every plan, within your monthly call allowance.

Using the AI Assistant

Accessing the AI Assistant

Go to AI Assistant in the left sidebar. The assistant interface is a conversational panel where you type your request.

Example Prompts

  • “Summarise the key terms of this lease and highlight any unusual clauses.”
  • “Draft a polite rent increase notice for a tenant whose rent is increasing from £950 to £1,050 next month.”
  • “What is a reasonable rent for a 2-bedroom flat in a residential property with modern amenities?”
  • “Classify this maintenance request and suggest a priority level: ‘The hot water boiler stopped working this morning.’”

Lease Analysis

  1. Go to AI Assistant → Lease Analyser.
  2. Paste the text content of your lease into the text area. For PDFs, open the file, select all text (Ctrl+A / Cmd+A), and paste it in.
  3. Click Analyse Lease.
  4. Review the extracted key terms, dates, and flagged clauses in the results panel.

Important: AI Suggestions Are a Starting Point

Always review AI-generated output before taking action or sending communications. The AI Assistant is a productivity tool — not a legal advisor. It may make errors, miss context, or lack knowledge of local tenancy laws specific to your jurisdiction.Do not rely on AI output as legal advice. Consult a qualified professional for legal and financial matters.
The AI Assistant is designed to save you time on first drafts and analysis, not to replace your professional judgement.

Maintenance Classification (Automatic)

Planned behaviour once AI launches: when a tenant submits a new maintenance request, the AI Assistant will automatically:
  • Classifies the issue by category (e.g. Plumbing, Heating, Electrical, Structural).
  • Suggests a priority level based on the description (emergency, high, medium, or low).
These suggestions appear on the maintenance request detail page. You can accept the suggested classification or override it manually.
Tenant-submitted descriptions with more detail produce more accurate AI classifications. Encourage tenants to describe the issue thoroughly when submitting a request.

Rent Suggestions

The AI rent suggestion tool considers:
  • Property type and size.
  • Number of bedrooms and bathrooms.
  • Property location (city and postal code).
  • Current rent for comparable units in your own portfolio.
To use it:
  1. Go to AI Assistant → Rent Recommender (/ai/rent-recommender).
  2. Fill in the unit details.
  3. Review the suggested range.
  4. Use this as input when setting the rent on a new lease.
Rent suggestions are based on your own portfolio data only — no external market data is used. They are indicative estimates. Always conduct your own research and consider local market conditions before setting a rent amount.

Communication Drafting

  1. Open the AI Assistant.
  2. Select Draft Communication.
  3. Choose the communication type — Rent Reminder, Maintenance Update, Lease Renewal, Inspection Notice, or General Notice.
  4. Provide context — the tenant’s name, the situation, and any key details to include.
  5. The AI will produce a draft.
  6. Edit the draft as needed, then copy it to send via email or the messaging feature.

Property description generator

The AI can draft listing copy from your property and unit data.
  1. Open the AI Assistant.
  2. Select Generate Description.
  3. Choose the property and unit (or provide details manually).
  4. The AI generates a listing-ready description based on the property type, amenities, location, and unit features.
  5. Edit as needed, then copy the text to your listing or brochure.
The property description generator is included on every plan, within your monthly call allowance.

Market insights

The AI generates a portfolio summary with occupancy trends and actionable highlights on demand.
  1. Go to AI Assistant → Market Insights.
  2. Click Generate Insights.
  3. Review the summary, which includes:
    • Portfolio-wide occupancy rate and trend.
    • Revenue trend.
    • Actionable highlights and recommended next steps.
Insights are generated from your current portfolio data when you visit the page. Results are cached for approximately one hour — click Refresh to generate a fresh analysis.
Market insights are based on your own portfolio data only — no external market data is used. They are included on every plan, within your monthly call allowance.

Usage Limits (planned)

These are the planned plan entitlements for the AI Assistant once it launches. They are not active during beta. Every AI tool draws on the same monthly allowance. It is counted per organisation — shared across everyone on your team — and resets on the 1st of each month. Unused calls do not roll over. If you reach the limit, the assistant tells you so and suggests upgrading; nothing else in the product is affected.
BrikSync is in private beta and not yet incorporated — we are working through that process and building a small founding team.
