Tenant Guide

Welcome to BrikSync PropOS. Your landlord or property manager has invited you to the tenant portal, giving you a convenient online space to manage your tenancy.

Accessing Your Portal

You will have received an email invitation from your landlord or property manager with a link to create your account.
  1. Click the link in the invitation email.
  2. Create a password for your account.
  3. Log in at briksync.com.
If you did not receive an invitation or your link has expired, contact your property manager and ask them to resend the invitation from their portal.

Your Dashboard

After logging in, your dashboard shows:
  • Your current lease — address, lease term, and monthly rent amount.
  • Next rent payment — due date and amount.
  • Open maintenance requests — status of any requests you have submitted.
  • Recent notifications — updates from your property manager.
  • Documents — quick access to your lease and other shared files.

Viewing Your Lease

To view your current tenancy agreement:
  1. Go to Lease in the left sidebar.
  2. Your active lease details are displayed — unit address, lease start and end dates, monthly rent, and any special terms.
  3. Click Download Lease to save a PDF copy for your records.
If your lease has been renewed, you can view the history of previous leases from the same page.

Paying Rent

BrikSync PropOS provides a clear record of your rent history and upcoming payments.
  1. Go to Payments in the sidebar.
  2. Your current balance and next due date are shown at the top.
  3. Click Make a Payment to pay your rent online.
  4. Once processed, the payment status updates to Paid and you receive a confirmation email.
Pay before the due date to avoid late fees. You will receive a reminder notification 5 days before rent is due.
Payment statuses explained:
  • Paid — payment received and confirmed.
  • Pending — payment submitted and being processed.
  • Overdue — rent was due and has not been received. Contact your property manager if you believe this is an error.
  • Partial — a partial payment has been recorded. Contact your property manager about the balance.

Submitting Maintenance Requests

If something in your unit needs attention, you can submit a maintenance request directly from the portal.
  1. Go to Maintenance → New Request.
  2. Enter a title — a short description of the issue (e.g. “Leaking kitchen tap”).
  3. Provide a detailed description — include when the issue started and any relevant context.
  4. Set the priority:
    • Urgent — health or safety risk (e.g. gas smell, flooding, no heating in winter).
    • High — significant inconvenience.
    • Normal — standard repair.
    • Low — cosmetic issue.
  5. Attach photos if available — this helps your property manager assess the issue faster.
  6. Click Submit Request.
You will receive notifications as the status of your request changes from Open to In Progress to Resolved.
For genuine emergencies (fire, gas leak, flooding), contact the emergency services immediately. Do not wait for a portal response.

Viewing Your Documents

Your property manager can share documents with you through the portal. Go to Documents to see all files shared with you, including:
  • Your signed tenancy agreement.
  • Inspection reports.
  • Notices and letters.
  • Safety certificates.
Click any document to view or download it.

Notifications

BrikSync PropOS will notify you by email and in-app for:
  • Rent due reminders.
  • Maintenance request status updates.
  • Messages from your property manager.
  • Lease renewal notices.
  • New documents shared with you.
To manage your notification preferences, go to Settings → Notifications.

Updating Your Profile

Go to Settings → Profile to update your:
  • Contact email address.
  • Phone number.
  • Password.
  • Notification preferences.
