Tenant management arrives
This week we shipped the first half of the tenant management suite — from onboarding through to rent collection and maintenance. Here is everything that landed.New features
-
Tenant onboarding — Add tenants with personal details, emergency contacts, personal references, and ID documents. ID uploads are flagged for review and images are automatically stripped of EXIF metadata. Tenants receive a welcome email on creation. Plan tenant limits are enforced before saving. Learn more
-
Lease creation — Create leases with full terms: start and end dates, rent amount, deposit, late fee rules, and special terms. On PRO and BUSINESS plans, AI-assisted clause extraction runs automatically when a lease is created. Learn more
-
Rent payment tracking — Record manual payments (bank transfer, cash, cheque) and view payment history with filters by property, tenant, status, and date range. Late fees are calculated automatically based on your lease terms. Learn more
-
Tenant payment portal — Tenants can now pay rent directly through BrikSync using Stripe Checkout. After payment, the status updates automatically via webhook and tenants can download a PDF receipt from their portal. Learn more
-
Maintenance requests — Tenants can submit maintenance requests with a title, description, priority, category, and up to five photos. Property managers and landlords are notified automatically. Requests follow a structured status workflow from open through to completed. Learn more
-
Vendor management — Maintain a directory of contractors and service providers. Assign vendors to maintenance requests, track costs, and rate vendor work after completion. Ratings are averaged and visible to your team when choosing a vendor for future work. Learn more
Updates
-
Real-time dashboard metrics — All role-based dashboards now display live data from your organisation instead of placeholder values. Admins see team and billing summaries, property managers see assigned property stats, and tenants see their lease and payment information.
-
Server-enforced lease status transitions — Lease status changes (draft, active, expired, terminated, renewed) are now validated server-side with explicit transition rules. Invalid transitions are rejected with a clear error message. Learn more
-
Faster property search — Property filtering and search queries now run with database-first execution and optimised indexes for improved performance on large portfolios.
Bug fixes
- Fixed an issue where API error responses could include internal details. All error messages returned to users are now generic and non-sensitive.
- Fixed missing legal pages (privacy policy, terms of service, contact) that previously returned 404 errors from footer and registration links.
