This week we shipped the complete tenant lifecycle inside BrikSync — from onboarding all the way through to move-out. Here is everything that landed.

New features

  • Tenant onboarding — Add tenants with personal details, emergency contacts, personal references, and ID documents. IDs are flagged for review and images are stripped of EXIF metadata automatically. Plan tenant limits are enforced before saving. Learn more
  • Lease creation with AI extraction — Create leases with full terms including rent, deposit, late fee rules, and special clauses. On PRO and BUSINESS plans, AI-assisted clause extraction runs automatically. Learn more
  • Rent payments and tenant portal — Record manual payments or let tenants pay rent directly through Stripe Checkout. Late fees are calculated automatically based on lease terms, and tenants can download PDF receipts from their portal. Learn more
  • Maintenance requests — Tenants submit requests with a description, priority, category, and photos. Property managers and landlords are notified automatically. Requests follow a structured status workflow from open through to completed. Learn more
  • Vendor management — Maintain a directory of contractors and service providers. Assign vendors to maintenance requests, track costs, and rate completed work. Learn more
  • Communication hub — Send and receive threaded messages between property managers, landlords, and tenants. Conversations are searchable, exportable, and generate email notifications automatically. Learn more
  • Lease renewal workflow — Create renewal offers for expiring leases. Tenants review and accept or decline directly in their portal. Automated reminders are sent at 90, 60, and 30 days before lease expiry. Accepted renewals generate a new lease automatically. Learn more
  • Tenant screening — Run background checks on applicants with reference checks, employment verification, and credit check summaries. Results are consolidated into a risk score with a clear risk level so you can make informed decisions quickly. Learn more
  • Move-out workflow — Handle the complete move-out lifecycle: notice to vacate, final inspection, and deposit reconciliation. Refunds are processed through Stripe when a payment is on file, with a manual fallback when Stripe is unavailable. Generate a PDF summary of the entire case. Learn more

Updates

  • Stricter maintenance status transitions — Maintenance requests now follow server-enforced status rules. Invalid workflow jumps are rejected with a clear error message. Learn more
  • Vendor assignment notifications — When a vendor is assigned to a maintenance request, the relevant property manager is now notified automatically. Learn more
  • Real-time dashboard metrics — All role-based dashboards now display live data from your organisation instead of placeholder values.
  • Faster property search — Property filtering and search queries now use database-first execution with optimised indexes.

Bug fixes

  • Fixed an issue where API error responses could include internal details. All error messages are now generic and non-sensitive.
  • Fixed missing legal pages (privacy policy, terms of service, contact) that previously returned 404 errors.
